BIXBY PARK, LONG BEACH CA
We worked with our partners at CALIFORNIA CAPITAL PARTNERS to acquire the property in February of last year. At the time the property was called Dairy Terrace. It suffered from heavy deferred maintenance and served as a transitional housing facility with short term guests that charged by the bed. After all the transitional housing guests had been fully supported and moved on, we invested roughly $20,000 per unit in repairs and upgrades, converted the property back to it's original use as market-rate apartments, and upgraded the tenant profile within the local community. Our total capitalization on the project is $2.2 million and we expect it to sell for about $3.1 million for a 2X equity multiple in 1 year.
SOUTH PARK TERRACE, CHICAGO IL
Razor Capital Group and 21 George Real Estate Investments, Inc acquired South Park Terrace, a 52 unit property in March of 2020. The property was acquired at a 40% vacancy and suffered from heavy deferred maintenance and extremely poor management. We invested $700,000 in unit renovations (new kitchens, baths & appliances), new boiler installation, new roofs, plumbing and electrical upgrades, exterior concrete, security gates, and tuckpointing. We worked with a local property management company overseeing 25,000+ doors to bring in market-rate rents and upgraded the tenant profile from within the local community. Our total capitalization on the project is $2.4 million. The property was at 93% occupancy at the time of sale in June 2022. It was sold at $3.9 MIL at 3X equity multiple in 2.5 years.

SILVER CREEK APARTMENTS, IL
SILVER CREEK APARTMENTS, MELROSE PARK IL
Acquired in January 2021, Silver Creek Apartments was poised for a straight value add strategy. Located near Ohare just outside of Chicago this 64 unit property was acquired fully occupied and stabilized using a Freddie Mac SMALL BALANCE Loan Program with 80% LTC, 3.28% with 2 Yr IO, 7 year Term. Since acquisition the property has achieved $250 - $350 rent bumps and has been in alignment with our value add strategy. Through out the investment periInvestors have received quarterly distributions that exceeded our initial return expectations. The general partnership have decided to exit and will be placing the property on the market for sale in the coming weeks. Based on preliminary valuations we strongly believe investors will achieve the same or better returns had we continued with the project to full term.
